XXL development program: 4,609 hectares of operation are being sold.

In Australia, the 4,609-hectare farm of a well-known farmer is being sold after a massive development program.

In Australia, a large agricultural property is up for sale in Cobar, New South Wales. Spanning approximately 4,609 hectares, the property was previously owned by a prominent farmer. The long-time owner, Farmer Peter Yench, was awarded the title "Carbon Cockie of the Year" in 2019. This award is given as part of the Carbon Farmers Australia Awards to a farmer who has made significant efforts to reduce carbon emissions on their property. Now, Peter Yench and his wife Beverley are selling their well-maintained Cable Downs property in the western region of New South Wales.

The gently rolling terrain of the property includes red clay soil, grey soil, and numerous rows of trees. Approximately 4,000 hectares have been cleared, plowed, and partially burned over the past two years, as stated by the real estate agent Commercial Real Estate. There is good coverage of natural herbs, grasses, and other fodder. About 1,000 hectares are currently being plowed to prepare for the 2025 season, with around 400 hectares ready for barley planting. The farm is irrigated by five main dams and five smaller new water holes. There is a large area suitable for water drilling, but no facilities are set up yet.

The property is divided into nine paddocks, surrounded by fences with steel hinges. The residential house is a comfortable brick house with four bedrooms built in 1990, featuring a new modern kitchen with electric stove and dishwasher, living room, and dining area. It has two bathrooms and a laundry room, all with separate RC air conditioning. Additionally, there is a paved veranda on the south side and a well-fenced courtyard with ample rainwater storage. The roof has a solar panel system.

The new lockable machinery shed measures 11 meters by 24 meters and 7 meters by 15 meters. The farm also has a 15 meters by 20 meters workshop and a garage with a toilet and shower. There is also a shearing shed with four stands and power supply on-site. According to Commercial Real Estate, the current capacity includes "800 Australian white mixed breeding sheep and 2,000 rangeland goats."

Cable Downs has undergone a massive land, water, and fence development program in the last three years, with well-planned and positioned water distribution to enhance sustainability and seasonal agricultural operations. Prospective buyers can contact Commercial Real Estate by Friday, July 18 at 5:00 PM Australian time.
